Some states offer longer warranty periods for multifamily homes such as condominiums.  The new homebuyer should check on the specific warranty provisions for their state and understand the regulations.  In addition, many builders will have a &ldquo;warranty addendum&rdquo; in the contract outlining what the will do and what they will not do.  As with all contract documents you need to read and understand it before you sign it.<\/p>\n<p style=\"margin-bottom: 0in;\">&nbsp;<\/p>\n<p style=\"margin-bottom: 0in;\">Typically warranty work is classified as emergency and non-emergency claims.  Examples of emergency work include no heat, leaking pipes and other items that are potentially property and life threatening.  Non-emergency warranty work would be sticking doors, cracked caulking or loose screw on a cabinet door.  Many builders will specifically address what is considered an emergency and non-emergency service item and define how quickly they will be addressed.<\/p>\n<p style=\"margin-bottom: 0in;\">&nbsp;<\/p>\n<p style=\"margin-bottom: 0in;\">Warranty work is handled in vastly different manners depending upon the builder and the type of warranty claim.   Some will provide the homeowner with a list of the names and phone numbers for all of the subcontractors that worked on the home and tell the homeowner to call the subcontractors directly to schedule the repairs.  Others have very elaborate &ldquo;call centers&rdquo; with an 800 number and web based scheduling systems that all warranty requests are routed thru.
